168 Texas Road South Bristol, ME MLS #: 971602 This exquisite cottage is on John's Bay in South Bristol, with gorgeous views and dock and float. Now used seasonally, it could easily be a year-round home with the addition of a central heating system. The first floor is an open plan with lots of windows, cherry floors, well-appointed kitchen and living room. There's even a wonderful, well concealed laundry. There's easy access to a marvelous wrap around porch overlooking the water and providing great space for dining and relaxing. The second floor has three generous bedrooms and a full bath. A charming outbuilding offers storage and has two small lofts. This home also has an excellent rental history. Many furnishings negotiable. South Bristol is one of the most popular communities in mid-coast Maine and has been the destination for vacationing families for 150 years. A charming year-round fishing village, South Bristol is less a tourist attraction than a place to establish oneself as part of a wonderful year-round community, or a 3-8 month seasonal community. It is a 17 mile-peninsula with Christmas Cove being at the southern tip on the ocean, at the entrance to both Johns Bay and the Damariscotta River. The Town of South Bristol has Gamage’s Shipyard, where one can store a boat or rent a slip or mooring, and Bittersweet Landing, for boat storage and launching. There is a very popular family restaurant in town with small grocery ship, a lobster co-op where you can get lobsters and clams cooked to perfection or packaged live, a small gas station, a summer gourmet restaurant in Christmas Cove, and a very nice grocery store with specialty cooked foods and hors d’oeuvres near Christmas Cove. A town dock is available for everyone’s use, and there is a wonderful membership club with tennis courts, salt-water swimming pool and sailing instruction. For all other needs, the Town of Damariscotta is nearby, at the entrance to the peninsula. For year-round people, the school and library are outstanding, and the taxes are the lowest in the state. For scenery, ambiance, community and general quality of life, South Bristol is hard to beat. For that reason, very little property becomes available in this town.
